Services

LET ONLY

  • Advertise property through trusted partner. 

  • Accompanied viewings with an experienced member of the team. 

  • Full tenant[s] reference and credit check with trusted provider. (Includes Right to Rent Check as per UK Law)

  • Help with certification - Gas Safety, EiCR, EPC etc... 

  • Tenancy Agreement (Assured Shorthold Tenancy Agreement) 

  • Certificate of Receipts provided - proving tenants have received all legal documents. 

  • Deposit Protection (if required) 

  • Utilities Update (if required)

  • When completed - full file handed over to landlord/lady with all documentation. 

  • First month and  deposit collected and statement is produced and provided.

REFERENCING

  • Contact the client on your behalf to gather information to send out third party refencing form. 

  • Electronically send out credit and referencing application via email and text. 

  • Once client has completed we will review the application and sign off if suitable candidate or ask for further details for clarification. 

  • Send application to the client wanting the referencing.

Statutory Notices 

  • Section 21 - Standard 2 Month Eviction Notice 

  • Section 8 - 2 Week Eviction Notice

  • Section 13 - Rent Increase Documentation.

LET & MANAGE 

ALL LET ONLY SERCICE + 

  • Collection of Rent through the means of designated client account protected by money laundering ? 

  • Prepare monthly statements for landlord/lady outlining all costs 

  • Arrange annual gas safety - trusted providers 

  • First point of contact for tenant[s] - 24/7 email monitoring.

  • All maintenance carried out during let. 

  • Property Inspections throughout the term of the tenancy. 

  • We keep a set of management keys in office to ensure any works, meetings , surveys are met

  • Deal with Council on behalf of landlords in regards to any licenced property. 

  • Keep the tenant and property owner up to date with all legislation

  • Renew/Remarket property as per tenancy.

INVENTORIES 

  • With a members of team having over 10 years of experience in the property field:

  • Inventory reports created through trusted provider ''Smarter Inventories''.

  • An online report will be emailed to you for the client to access if and when they please. [A printed copy can be supplied if requested] 

  • High definition photos taken and uploaded to the report. 

  • Attention to detail - ensuring all fine details are mentioned in the report.
